The Opportunity

Pickering Corporate campus is a five story 81,000 SF office building located in the heart of the technology business area in Exton, PA. The building, former headquarters for national trucking company, was 100% vacant at the time of acquisition but there was great opportunity to redevelop the building into a multi-tenant office building. Also, the property offered superior visibility and access to major local routes including the Pennsylvania Turnpike and Route 100.

The Strategy & Execution

We completely redeveloped the interior and exterior of the building with significant upgrades including a state of the art glass and glazing system and granite lobby finishes with marlite panel system. A new parking lot was added with 4.2 parking spaces per 1,000 SF. The building was completely gutted and repositioned from a single user facility to a multi-tenant asset.

The Result

Our team transformed this former headquarters into an attractive Class A property within a ten month time period. Stabilization was achieved for this project approximately 2.5 years after acquisition despite the dot- com bubble during that time. Marquis tenants included Yves Rocher, Thrivent Financial and Brown and Williamson Tobacco. The property was sold to an institutional investor in 2005.
