The Opportunity

Keystone recognized a unique opportunity in this ten story, 220,000 SF office tower. It is a well-located, highly visible asset that was in need of substantial capital improvements. It connected two prominent hotels and a convention center with numerous amenities. At the time of acquisition, the property was 30% occupied.

The Strategy & Execution

Redevelopment of the project included a complete interior and exterior renovation, including a ten story curtain wall glazing system. The new lobby featured granite floors, marlite paneling and herculite doors. In an effort to attract large tenants, we demolished multi tenant floors to allow for full floor users.

The Result

Our team successfully rebranded and transformed this tower into an iconic “Class A” asset for the King of Prussia skyline. Rents in the newly renovated project were almost double the pre-development rents. Since the renovation, the asset has been stabilized and consistently leased in the 90% range. Marquis tenants include Arcadia University, GSA, and Sungard.
