The Opportunity

This 145,545 SF office building is strategically located near the Palmetto Expressway, Interstate 75 and the Florida Turnpike. At acquisition, the building was a vacant, functionally obsolete, undercapitalized Class C asset that would be converted to a multi-tenanted property and appeal to back office operations in the need of high parking requirement ratios. It was purchased through an off-market transaction.

The Strategy & Execution

Keystone completely redeveloped the facade of the building, upgraded the AC systems, renovated the common area lobbies, installed all new landscaping and demolished the daycare facility on the site to create an additional 150 parking spots. The new parking ratio increased to 6 spaces per 1,000 Rentable Square Feet. We hired a national brokerage firm to rebrand and reintroduce the improved building to the marketplace.

The Result

The new Class A asset will attract institutional users. We signed our first tenant, Dade Medical College, within a few months of the completed renovations.
