The Opportunity

Executive Park at East Gate was an owner-occupied Class-C data center that, at the time of purchase, was empty. It is located along side the New Jersey Turnpike with access to all major local routes. This asset had significant "change of use" potential. Keystone completed the purchase from a motivated seller within 30 days.

The Strategy & Execution

We converted the 1960s flex/industrial single-tenant building into a multi-tenant office property. The interior was completely redeveloped. Exterior improvements included a new roof, new glass line and a completely new HVAC system. We also installed low-e glass for greater energy efficiency, created an additional parking lot and re-landscaped the property.

The Result

Our team created value by transforming the asset into a premier office building with enduring design and signature architectural features. We were able to attract marquis tenants, including Comcast, which signed the lease prior to completion and increased occupancy by 38% before finishing the project. Our work also won the "Best Rehab/Renovation – Office" award from the Philadelphia Business Journal in 2007.
