The Opportunity

The Barrington Business Center was a 931,560 sq. ft., nine building industrial complex on 84 acres with 30% occupancy when we acquired it. The campus was located in desirable, highly developed Camden County, New Jersey, which made the barriers to entry high.

The Strategy & Execution

We disaggregated the property because we recognized the individual assets would generate more value alone than they would combined. We rezoned and sold off a portion of the excess land for residential development. We also repositioned the property with a number of strategic upgrades.

The Result

Within three months of purchase, we had achieved a 94% occupancy rate at the complex. Within 18 months of acquiring and redeveloping the property, we sold it to an institutional investor. The project was voted the "Best Industrial Deal" in 2006 by the Philadelphia Business Journal.
