Pickering Corporate Campus

Pickering Corporate campus is a five story 80,000 SF office building located in the heart of the technology business area in Exton, PA. The building, former headquarters for Chemical Lehman, was 100% vacant at the time of acquisition. The property offers superior visibility and access to major local routes including the Pennsylvania Turnpike and Route 100. Keystone completely redeveloped the interior and exterior of the building with significant upgrades including a state of the art glass and glazing system and granite lobby finishes with marlite panel system. A new parking lot was added with 4.2 parking spaces per 1,000 SF. The building was completely gutted and repositioned from a single user facility to a Class A multi-tenant asset. Stabilization was achieved for this project approximately 2.5 years after acquisition despite the "tech wreck" during time of redevelopment and ownership. Marquis tenants included Yves Rocher, Thrivent Financial and Brown and Williamson Tobacco. The property was sold to an institutional investor in 2005.
